We have set up a glossary of real estate terms for those who are considering buying or selling real estate. Please use it when researching real estate.
Apartment
An apartment is a collective housing unit built for multiple families to live in, and is wooden or low-rise. They are often called "co-op" or "heights."
Seller
In a real estate purchase and sale contract, the person selling the property is called the "seller." In real estate advertising, the "seller" in terms of transaction type is the owner of the property being traded (or the person with the authority to resell the property).
buyer
In a real estate purchase and sale contract, the person who buys the real estate is called the "buyer." The buyer pays the purchase price to the seller, and the seller transfers the right to control the object to the buyer. In this case, the seller is obligated to prepare the requirements for the transfer of rights, such as the delivery of the object and registration, to the buyer.
Published price
This refers to the land price published by the Land Appraisal Committee based on the Land Price Disclosure Law. Land acquisition prices for public works projects must be determined based on this price, and private land transactions should also strive to use this price as a guideline.
Detached house/detached house
独立した一軒の家屋がひとつの住戸となっている住宅のこと。 これに対して、複数の住戸で構成される建物を「集合住宅」「共同住 宅」といいます。
Estimated price
The appraised price is the price given by a real estate company or other professional to indicate "how much the property can be sold for" when buying or selling a real estate property. When appraising a used home, the maintenance status of the property is checked while referring to the purchase price, contractual documents, registration documents, renovation history, etc. Then, the appropriate price is calculated by referring to the roadside land price, official price, and transaction examples in the surrounding area.
Income property
Real estate owned for the purpose of producing rental income.
Mortgage
This refers to housing loans. The terms of the loan, such as the loan period and interest rate (including whether it is fixed or variable), vary depending on the financial institution, as well as the borrower's attributes and circumstances, and the circumstances of the transaction with the financial institution.
Relocation
Changing your residence. There are many reasons for moving, including changing life stages such as employment, changing jobs, marriage, childbirth, and retirement, as well as lifestyle changes including living patterns and values, and improving the comfort of your home.
inheritance
死者の有した財産上の権利義務を、特定の者が包括的に承継することをいう。 相続は、死亡のみによって、意思表示を要せず一方的に開始される。 ただし、遺言により相続の財産処分について生前に意思を明らかにし、 相続に反映させることができるが、この場合には、遺留分の制約がある。
building
In the Civil Code, a "building" is defined as an object that is fixed to land (anchored object) and can be used as a building. If a building is equipped with structural components suitable for its intended use, it becomes a "building" under the Civil Code even if it is still under construction, and real estate registration is possible.
Brokerage fee
When a sale, exchange, or lease is concluded through the intermediation of a real estate agent, this is the remuneration that the real estate agent can receive from the client based on the intermediation contract.

When talking about real estate, it often refers to the section being handled. There are various types of land, such as residential land and agricultural land, and in order to convert it to another use, administrative procedures and construction work must be carried out.
Mediator
媒介とは、他人の不動産の売買や貸借などの契約の成立のために尽力することをいいます。仲介と同じ意味です。 不動産取引における宅地建物取引業者の立場(取引態様)の一つでもあり、 不動産の売買・交換・賃貸借について、売主と買主(または貸主と借主)との間に立って 取引成立に向けてなす活動がこれに該当します。

Real estate refers to "land and fixtures thereon" (Civil Code, Article 86, Paragraph 1). Fixtures are things that are fixed to the land, specifically buildings, trees, etc.
Apartment
Generally, a condominium is a condominium or rental apartment building that is three stories or higher and made of steel-reinforced concrete or steel-reinforced concrete. However, rental apartment buildings made of precast concrete or heavy steel frame can also be called condominiums.
